         Our Prospective Buyers and Long-Term Renters. One month Short-Term Rental is suggested. If you then decide to Bid on the Property and your Bid is the Winning Bid, or you do a Rent-to-Own, and you and us contract for either, we will not require you to move out just as long as you are paying us the Short-Term rent up until the date of Closing (if you Buy) or signing of the Rental Agreement (if you Rent-to-Own) and you are taking good care of the Property and not violating any existing contract.

         People Visiting Area Relatives, Friends and Associates Who They Do Not Want to Impose upon.
         Nostalgic People Re-Visiting or Reliving Their Past Experiences, Memories and Dreams in This Area.

HOME IS PARTIALLY FURNISHED:
     Home comes with two refrigerators, dishwasher, reverse osmosis unit, disposal, stove, microwave oven, trash cans. We also include a kitchen table, several chairs, queen-size futon, two queen-size air mattresses, and a clothes dryer (no washer but deep sink in laundry area; there are also clothes lines in the back yard). Utilities will be left ON for you. All of the bedrooms are carpeted, which we clean and shampoo before you get there, so they should be comfortable on our futon or one of our air mattresses, or on a bed or cot you bring, or on the carpeted floor, with or without a sleeping bag, whichever you prefer. Various stores rent things in the area, or bring your own. Please note that whatever of your property you leave behind, we have the right to dispose of after one week after your lease term expires any way we want to without liability to us; if costly to dispose of, we may charge you from your deposit to dispose of such items you leave behind. Upon your request and our discretion, we may store some of your things for you (usually for free, but if large, bulky or heavy, we may require a modest monthly fee which we will disclose to you first) - a great benefit for repeat Renters.

YOUR COSTS:
         Rent is only $69 per night. Minimum stay is 7 nights. Maximum stay is 350 nights. If you need to stay longer, you can either Rent-to-Own for 1, 2 or 3 years, or Buy the Property.
         Deposit is $1,500.
Within 30 days of completing your stay, we will refund all of your deposit, minus the cost of damages that may have occurred that were not due to normal wear-and-tear. An additional non-refundable pet deposit(s) may also apply.
         Cleaning costs are $95. We normally clean 2-7 days before your booked arrival date. Each additional cleaning or maintenance you need or request, if any, is an additional $95.
         Lock change is $150. Most BNBs and motels never change the locks after the last renter (not to mention have poor overall security); thereby leaving you and your family in grave danger if the key falls into the wrong hands for any reason. To much increase the safety of our renters, we always ask a locksmith to change all of the front door and wrought iron gate locks, which are all deadbolts.
         All payments must be made in advance by U.S. Postal MO, Cash, Western Union or MoneyGram. If you are a repeat renter, we may also consider certified checks, non-postal money orders and items of trade we need.
         If you are repeat renter, and we liked you from your last stay with us, we can negotiate substantially cheaper prices and better terms with you, and even store some of your stuff for you for free.

SOME MORE APPLICABLE SHORT-TERM RENTAL RULES:
         Rental Application is required for final approval: RENTAL APPLICATION. For us to hold the Property for you, book and pay right away, then email or USPS mail us your Rental Application form right away. Your USPS-Mailed Rental Application must arrive to us no later than 72 hours after your booking and more than 96 hours before your booked arrival time.
         First Come, First Serve Based on Received Payments. If someone else pays for a stay before you pay for your stay, your reservation is cancelled, so book and pay quickly.
         We may reject anyone for any reason that does not violate Federal or New Mexico State law, without liability to us.
         Check in: Any time after 1 PM. Check out: 11 AM. You may check in On or upto 96 hours After your booked arrival date or time.
         Cancellation: Full refund if you cancel within 48 hours of your booking AND 48 hours before your booked arrival time. No refund for any other cancellation.
         Extending Rental Term: If you need to stay beyond the Rental Term of the Rental Agreement, we can do that at the same daily rate (no additional deposit), barring any unforseen circumstances, up to 350 days total for all of your continuous rentals.
         Reservations are not transferable and not inheritable, and automatically expire if no occupancy occurs within 96 hours of booked arrival time (in which case, there is no refund).
         Subleasing and subletting are not permitted.
         Non-registered adults and children are not permitted to stay between 10 PM and 7 AM (night time) without explicit, written prior permission from us.
         Non-registered animals are not permitted at any time or any place on our Property without explicit, written prior permission from us.
         Maximum Occupancy of Property is 6 people and 4 registered animals between 10 PM and 7 AM (night time), and 12 people and 4 registered animals between 7 AM and 10 PM (day time).
         No Animals of any kind are permitted on the Property except without our prior, written permission, and we will charge a non-refundable pet deposit for each animal. However, if you have a medical prescription for an animal and it is 100% properly-trained as required, there is no charge.
         You must bring with you all of your own consumables, such as food, clothes, hygenic items, toilet paper, towels, soaps, pots and pans, blankets, sheets, etc. There is a big Walmart about 100 yards from the Home. For any questions, please email us.
         No parties nor events are permitted.
         No smoking indoors.
         No illegal substances, activities or devices anywhere on our Property at any time.
         If we, our agents, first responders, law enforcement with a warrant, or government officials with the right to enter homes on an emergency basis, they must be allowed to freely do so with no liability to us. If for some non-emergency but important repair or maintenance purpose (eg: to replace an appliance, make a repair, etc.) initiated by you or us, we will try to contact you before entering the Property.
         If your stay is more than 7 days, we have the option to inspect our Property every 7 days (we will try to contact you for our visit scheduling). For 2+ week repeat renters and 3+ month first-time renters who are doing well, we usually inspect only a few times total.

HOME VALUE COMPARISON: Decent 4-bedroom homes for rent in the Alamogordo area are scarce. A recent search of 4-Bedroom Alamogordo homes shows that 80+% of still-available and recently-available 4-Bedroom Alamogordo homes rent at a higher rent than our home does - most of these rent above $1,500/mnth, and most are poorly located, are smaller is size, do not allow any pets, and/or do not allow any home business use of their properties! Our home comes to only 41 cents per square foot per month ($900/2,200 = 0.41). ACT NOW or risk losing this great opportunity - last time we rented our home, we rented it for 3 years! The rent of our home, based on the Alamogordo market for (rare) nice 4-bedroom homes in good locations is $1,250+, our rent is now at a real bargain price.
