Right on the edge of the Rocky Mountains, you wake up and come home to stunning views of the Rocky Mountains, Western sunsets and the desert. From the front and back of our Alamogordo home, you get a great views of the majestic Rocky Mountains - less than 1/2 mile away. And off to your left at the base of the Rocky Mountains is the New Mexico State University-Alamogordo campus. From the backyard, you get a great view of our Western Sunsets. And the Rocky Mountains nearness allows you to take quiet nature walks, jogs, nature-filled hikes (as challenging as virtually everyone would want if you are into challenging hikes or mountain climbing), and bicycle rides without having to first drive to a location. And included in your challenging walk/jog/bike experience, you have the steep paved road to the nearby International Space Hall of Fame, Planetarium and IMax Theater all located just up the mountain from NMSU-A (many people start their hikes from the parking lot of the International Space Hall of Fame). With many retired people coming to our area from less desirable areas for enjoying these activities, this is a real plus. Often near sunset, we would drive up to the International Space Hall of Fame, park and romantically gaze at the City from way high up, often experiencing breathtaking and practically unrivaled sunsets (see middle image at top - photo we took from there). And NMSUA, The Planetarium, the IMax Theater, and The International Space Hall of Fame are all major sites for exciting community and cultural events year around, ranging from July 4th Fireworks displays to live performances and concerts. In fact, right from our corner, you can watch the big Alamogordo fireworks display at the International Space Hall of Fame every 4th. of July - one of the best seats in town - from the comfort of your home.

Large Corner Lot - Easier to come and go, and YOU get the "Command Position" of your entire neighborhood. Because our Alamogordo home is on the corner, our lot is about 1/3rd larger than the great majority of others within blocks of us, and larger than about 90% of the lots within one mile in all directions.

We've been able to park as many as 10 vehicles at the same time on this driveway! No other home in the immediate area has even a comparable driveway. Large Backyard with Separate Permanent Cinder Block Storage Shed, Fruit and Pecan Trees - Because our Alamogordo home is a corner lot, the backyard is extra large compared to our neighbors. Our large backyard is divided by a chain link fence into two sections. Ideal for your pets, and outdoor activities, such as barbecuing. The backyard also contains a permanent cinder block lawn storage shed for your various lawn and home tools, and supplies. And it also has a large fig tree in the backyard, and pecan trees in the front north side, all established trees.

Several Large Shade Trees, Front & Back - Our big shade trees (see photo at top) are nonbearing, so they don't leave a fruity mess on vehicles and driveway. Large shade trees keep both home and vehicles cooler (especially in Alamogordo where Summer temperatures can soar to nearly 120 degrees F), and thus save energy costs. In addition to saving energy costs, large shade trees add to your overall physical comfort by keeping temperatures lower (especially in parked vehicles), are very nice to look at, and produce oxygen for your environment.

High Fencing - The backyard is surrounded by a cinderblock wall topped off with an attractive and durable 3-feet high cedar plank fence extension for greater privacy and security. Fence height is 8+ feet in some places, averaging about 7 feet. Great for privacy, security and and safety. Further, the fence has a large gate in the back for doing large yard projects that require much loading/unloading, landscaping, etc.

Large Greatroom - About 2-car garage in size and shape! Ideal for large entertainment, family, business, hobby, club, etc. activities. Big enough even to hold classes, club meetings and workshops! The Greatroom additionally features many large built-in storage shelves. Virtually an ideal family room.

Large Covered & Enclosed Back Porch - Our large back porch is covered and enclosed with high-quality cedar, and has several windows. The porch is about 500 square feet (about 33' 3" long and 15' 5" wide). It's access to the backyard is through a set of full-length Western-style bi-directional "saloon-type" - swinging doors which allow hands-free operation in either direction (doors automatically center and close) - a tremendous convenience when your hands are full. A barring mechanism on this gate allows you to bar the doors closed for additional security, and you can pin them back to stay open. We used the back porch as both an additional family room / game room / recreation room when our kids lived with us and later as a shop and for additional storage, easily bringing in the stock in through the backyard gate. Because like most garages, the porch does not have built-in heating or cooling, it is not counted as part of the 2,200 square foot living space of our home. It does have 120 VAC outlet but no 240 VAC outlet. If you need more electric power (and/or built-in heating and/or cooling), we would permit you to hire an electrician (of our choice or chosen by our Alamogordo handyman) to add more power both you and the electrician mutually agree to. We would be willing to pay for half of this upgrade (up to $1,000 total) and you would have to pay for all of the rest. The back porch is ideal for barbecuing in the backyard and then bringing the food into the back porch area for dining. And it is also ideal for social activities, as a family/game/recreation room, as a work area, workshop, crafts or hobby room, for "camping out" without needing a tent, for keeping and protecting permitted pets (includes a small pet door to backyard access), and/or for additional storage - it will do just about everything a two-car garage will do for you except you can't park a vehicle in it.

Possible Business Use & Traditional Commercial Use - We've used our Alamogordo home continuously as our mail-order, phone-order, and Internet business for almost two decades. We licensed our home business / family business with the City of Alamogordo with no problems listing it with the City and State as our official business headquarters address, and using it for professional consulting services, desktop publishing, and Online sales (e.g. eBay business). Very few landlords - especially property managers - will permit the operation of ANY business whatsoever on their residential properties - at any time they find you operating any business on their property, they can immediately and easily terminate your lease, evict you and charge you the lease balance! In view of today's economy, many people today must operate a home business or will seriously consider doing so in the future, and it is not realistic or fair to renters to assume otherwise or to totally deny renters reasonable and legal business use of the property. Home-based businesses are now the rage - many people find that it is the very best method to start and develop a new or small business with maximum convenience, minimum overhead costs and some very substantial tax advantages - especially during these harder times - to support their families. And certainly, our Alamogordo home is large enough to accommodate a family with a small business. Therefore, we permit the use of our Premises for many types of home-operated businesses. Basically, if the business is legal, licensed and OK with the government, doesn't bother the neighbors, doesn't involve animals or heavy/loud vehicles coming to the Premises, doesn't create pollution/loud noises, and the renters assume all risks and liabilities for their business and business use of our property, we will very likely OK the use of our home for your home-type business. Note that this property is zoned as Residential - not as Commercial. While we have not had any problems from anyone because we operated our legally licensed business from this property for decades, and while as its owners/landlords it is OK with us for you to operate some types of businesses from our property (you describe in your Rental Application Form or after you rent all of your home-based business activities you would like to use our property for, they must be pre-approved by us in writing, and you assume all risks and liabilities associated with your business activities), our approval and experience are neither the same as government approval of your business nor a guarantee that should you want to operate a home-based business on our property that you will be able to do so trouble-free from the government or from anyone else. Please note that we are NOT renting our Alamogordo home as a business or part of any non-real estate business interest we have, nor are we offering or implying any kind of employment, partnership, joint venture, franchise, dealership or any other business offer or relationship (other than the normal business relationship which exists between lessors and lessees relevant to the leasing by home owners of their personal home to another party for that party's use of the owner's home as their personal home based on the Rental Application and Rental Agreement forms). In fact, if you are able to offer professional services from our home, the fact that our home does not have a garage is an advantage because garages look unprofessional as part of professional offices - that's why you see very few stand-alone professional offices in buildings with garages.

Same Ownership for Decades - We raised our three children in our home - all university graduates - and have derived great joy and convenience from our home over these years.

Carpeting & much Painting - Shortly after we moved out, we replaced all the carpeting throughout the living portion of our home, and have repainted most of the inside of our home - all light, neutral colors.

Renovated Bathrooms Area - We recently installed new bathroom floors in both bathrooms. We have also recently replaced the sinks and faucets in both bathrooms, the bathroom mirrors and lights and the bathroom cabinets in about the last three years. Roof Ventilator Turbines & Soffit Vents - Tired of high energy costs? Please read this: Unlike most Alamogordo, NM homes, our home has three large roof ventilator turbines - each one is 17" - 18" diameter high-capacity ventilator turbines (roof turbines and air conditioner are covered in Winter to minimize the escape of warm air to conserve heat; a little attic ventilation must always occur in all buildings with attics, even during Winter, to prevent attic buildup of humidity). Few Alamogordo homes have more than two roof turbine ventilators, and the vast majority of those which do have roof turbines appear to use anemic 12" - 14" roof ventilators - each produces about 1/2 air flow of hot attic air of our robust 17" - 18" roof ventilators. Further, our home has dozens of soffit vents (eave vents located underneath the eaves which draw cooler shaded air into the attic) - twice as many as typical because we installed ourselves many extra vents - virtually unheard of in Alamogordo regardless of home size or price! Compare our eaves vents to those of other homes. This combination provides for maximum summer attic ventilation in which the hot air from our attic is whisked up and out the roof turbines and replaced by the cooler shaded air under the eaves! Roof turbines and soffit vents translate into a home much cooler and energy-efficient to operate. Alamogordo homes which don't use multiple and large roof turbines or have few soffit vents will typically experience summer attic temperatures 30 - 50 degrees F above outside temperatures - hot and stale attic air roasting the house - which of course conducts right through the ceiling into the home's living spaces, making the home miserable to live in and expensive to cool. This rapid and continuous exchange of summer attic air in our home not only keeps the attic air much cooler, drier and fresher but also minimizes mildew and mold formations during wet periods Alamogordo gets, thereby much improving your comfort and safety. Because utility costs are already very high and skyrocketing beyond what many people can now afford to pay, you absolutely must consider energy conservation.
           Plastic electrical insulation and jacketing typically used for attic wiring is rated to withstand upto 194 degrees F absolute maximum temperature (after which it becomes a fire hazard), but one is well-advised to stay far below maximum limit (even short durations of very high attic temperatures should be avoided). Current running through the wire also heats up wire due to wire resistive losses- especially if the current is near the wire's rated current (some newer (post Vietnam War) homes in Alamogordo are reported to have AL wiring, which is substantially more resistive, especially at connections). In an Alamogordo, NM home with poor attic ventilation, summer attic temperatures can be in the 170 degree F range. Add to that temperature increases due to wire resistive losses and you come perilously close to the 194-degree F absolute limit. Furthermore, as wire heats up it becomes even more resistive resulting in even higher resistive losses and resultant wire overheating, attic overheating, wasted energy dollars, and excessive wear and tear on appliances and equipment due to the lower voltages delivered to them. Thermal runaway is possible in poorly-vented Alamogordo attics due to attic wire operating at near current limits in an extremely hot attic, and the result is insulation failure and wire burnout and possibly the home burning down. Furthermore, Alamogordo homes which have inadequate attic ventilation can accumulate moisture in the attic, which can lead to serious and severe mold and mildew problems, and lead to electrical shorts and electrical fires and also to insulation deterioration. If you lease or buy a home in Alamogordo, NM - ours or anyone else's - we strongly advise you to insist on a high level of attic ventilation and copper wiring throughout like our home.
           Additionally, we also have three large shade trees which help keep home and vehicle summer temperatures way down, and add some humidity and oxygen to the air. And unlike many Alamogordo homes, our roof is also pitched.
           When the outside temperatures in Alamogordo soar to the 110+ degrees region day-after-day during sizzling summer months, you'll appreciate living in our home compared to a lesser-cooled and more costly-to-cool home. When you look at other homes in the Alamogordo, NM, area to rent - even those much more expensive than ours - compare their roof turbines and eaves vents with ours before you plunk down your money!

Fireplace - Our home has a very nice brick Fireplace, which adds to your comfort and romance, and should reduce your energy prices for the winter.

Efficient Evaporative Cooling and Extensive use of Ceiling Fans - Energy Conservation Saves YOU Money! The cost of renting or buying a home includes your rent/mortgage cost PLUS your utility costs. Some foolish people believe that they made a good deal on a cheap house with no or poor energy saving features. Energy costs are now high and much increasing so saving energy costs is now a must for most people. Ceiling fans are a very cost-effective energy conservation method for saving cooling costs and saving heating costs because they circulate air well and minimize hot and cold spots in your home (which also tends to minimize bickering over thermostat settings). Our Alamogordo home has 10 ceiling fans - at least one ceiling fan in every room in the house over 100 sqft. While refrigerated air conditioning (compressed air conditioning) works great in humid climates, refrigerated air conditioning is not cost effective for dry climates and Alamogordo is mostly dry and climatic predictions are that the Southwest is trending towards even drier conditions. Fact is in hot dry climates, central cooling with evaporative cooling (swamp cooling) is much more efficient and economical than refrigerated air. Refrigerated air units use about 5 times more electricity than swamp coolers - electricity costs are high now and trending towards much higher. Unless you love writing big checks to the Electric Company, you don't want refrigerated air conditioning in Alamogordo, NM. Extensive ceiling fans and substantially cooler attic due to 3 large roof turbines and doubled eaves vents, and large shade trees means you need to run the air conditioner much less - often on Low instead of High to get the same cooling effect. Because ceiling fans circulate air very well, ceiling fans also save on much furnace use in the winter. In addition, our fireplace cuts down furnace heating costs in the winter. We were into energy conservation decades before it became fashionable.

Front Security Gates & Window Bars - While we have never experienced a significant crime problem with our Alamogordo property and generally the crime rates are low in Alamogordo due to very good police presence and the generally high quality of its people (many Air Force personnel stationed at nearby legendary Holloman, AFB, where I was once employed as a guidance system electronics engineer), still security gates and window bars help keep it that way. And as you know, the world is not getting any safer by the day. These security gates and window bars give you that peace of mind when you are on vacation or travel, or just out for an evening, or tucked into your cozy beds.

We have two front wrought iron gates - the main one to the foyer of our home (2-section), and a second one protecting the large glass sliding door that leads directly to the Greatroom. All gates use high-security, high-quality, double-key deadbolt locks. The main gate system keeps callers far enough from your front door that you can more safely decide whether or not you want them into the foyer space that buffers the front door. This innovative 2-section design serves many additional purposes than to keep strangers at a distance. This divided gate system has a top section and bottom section, about 6" apart from each other, and they can be opened or closed together or independently of each other. This very useful and versatile design offers these advantages over most single front gates: (A) The space between them can be used as a mail and package drop while you are away - more secure than most home mail boxes. (B) By swinging open the top section, the bottom section can be used to secure a toddler or pet, and it can even be used as a "saw horse" for light jobs, or as "two legs" for a bench top for light loads. (C) By opening only the bottom section, you can use the foyer area for temporary storage of an oversized object, such as a wagon or bike, while maintaining more security than a single gate that would have to be all the way open for convenience purposes. Of course, the gates can fairly easily be permanently joined together if you prefer a single-gate operation.

Quality Culligan Water Softener - The fact is that Alamogordo water is very hard. Hard water makes clothes, skin and hair very hard to clean and dull and mousy, dishes and glasses spotty, and some people suffer from rashes, itchy skin, and other skin irritations and digestive and other ailments due to hard water. A good water softener is pretty much a necessity in Alamogordo, and in our view, Culligan systems are the best.

Quality Culligan Reverse Osmosis System (RO), Kitchen Sink - Located at the kitchen sink, and it provides reverse osmosis water and ice to the refrigerator as well. Again, as a fact of Alamogordo life, City water is so hard (high levels of caliche) that few health-conscious people drink City water directly out of the tap anywhere in the Alamogordo area. Or allow their families to drink tap water, use it in their cooking or give it to their pets (and we watered our indoor plants only with reverse osmosis water). Go into any grocery store in Alamogordo, and you'll see how brisk the "pure water" business is here. Buying bottled water is usually an inconvenience and very expensive over time, and may not be as healthy as implied. This quality reverse osmosis water purification unit will provide you and your family with reverse osmosis-pure water. If you don't think there is a big difference between Alamogordo's very hard water and RO water then make yourself a cup a coffee using both. To us, the hard water coffee looks like a cup of mud and tastes about as bad, while the RO water coffee looks and tastes like quality coffee.

Greatroom Deep Basin Sink - A Deep Basin sink with hot and cold running water, water sprayer and drain (next to the washer hookup / dryer hookup) is a great convenience. Great for rinsing out mops, and for handwashing or pre-washing tennis shoes and clothes which need special attention or which are small quantity and would needlessly waste water and energy if washed as a washer load. Also great for washing up after chores, shop, gardening, sports, hobbies, the day out, before meals, etc. - saves you from using the kitchen or a bathroom sink to clean up with. You'll use and love this special amenity. And because you will probably wash up less at the kitchen sink or in a bathroom, this extra sink saves traffic, congestion and trips to those areas also. Even if you don't buy our home, we can't recommend enough that you find a home with an Deep Basin sink in the garage, laundry or work room.

Lots of Storage - In addition to the fact that this is a big home that also includes a 500 sqft covered back porch (not counted in the 2,200 sqft of home space) that permits much storage, the Greatroom has numerous large storage shelves, the kitchen has 4 large drawers (drawer mechanisms use bearings for ease of opening and closing), there are 3 hall closets, there is substantial storage space in each bathroom, and the home comes with an outdoor shed for storing lawn tools and supplies away from the home.

Some Pets are OK - Many people - especially Alamogordo property managers - who rent private homes absolutely will not permit any animal on their property whatsoever (other than proven medically assistive animals which all landlords and property managers must allow by law). To the contrary, we realize that many families have beloved pets as we do, so we allow for some types of pets. Note that some (but not all) types of pets require an additional Pet Deposit, and tenants assume full responsibility and legal liability for their pets. For dogs, cats, and some other pets, we also require a signed and written statement for each pet which clearly states: (1) The pet has no known history of ever attacking or biting anyone, and (2) The pet has no known history of ever damaging or destroying property. For possible pet identification purposes, clear, frontal and side images of each dog and cat are also required, we prefer in JPG or GIF image email attachments to us, but 5x7 (or larger) glossy photos are also OK.

Nonsmoking Home - For safety and health reasons, we do not permit smoking inside of our Alamogordo home. Safe smoking is permitted on our property outside of our home, in the carport area, and in the covered back porch. If you have children or pets, or you yourselves prefer a home where people don't smoke inside of, then our home is ideal for you. If you are a nonsmoker and you have ever stayed in a motel, apartment or home where smoking was permitted, you already know how bad that experience was for you and your loved ones. Our belief is that once a home is abused with heavy smoking, you can never fully remove the tobacco contamination. Truth is, Alamogordo, NM, is a dry, dusty Western desert town - minimizing irritating tobacco smoke exposure is critical to many people. Whatever Alamogordo home you rent or buy, ascertain whether or not the dwelling was previously occupied by smokers.

Maximum Occupancy - Our Alamogordo home has 4 bedrooms. We allow no more than 2 people per bedroom average, or a total of no more than 8 residents in our home at any time (8 resident limit does not apply to temporary guests and visitors, nor to children born or legally adopted to Applicants while they are renting our home, nor to infirm parents of Applicants who must live with them). Maximum occupancy at any one time, including ALL persons, is 10 people. Because our Alamogordo property is currently zoned as a "Single Family Dwelling," all residents must be immediate family members and all occupants must reside within the living space of the home itself and not in an RV, mobile home, back porch, tent, etc.

ITEMS WE LEAVE IN OUR HOME: What appliances listed above we leave in our Alamogordo home will largely depend on what you want us to leave. We want to work with you on trying to provide the items you prefer to be left in our home for your use when we rent it to you, and in removing those items you don't need to help you get the best use of our home as reasonably possible. Unless stated otherwise, the rent we state includes and is limited to all of the above items being left in our home for your use for the rental period (removal of any of these items does not lower rent). In addition, for the renters use during the rental period (should the renters want to use these items), we will also leave on our property a few items of furniture (e.g. kitchen table and chairs, work table, some lamps), tools (e.g. lawn tools) and/or equipment; and for the washer and dryer and these extra items, if any, a slightly higher rent will apply depending on what the renter wants us to leave. A list will be made of all items you want to be included in the Rental Agreement Form. None of these items are new, but all are tested to be in good working condition. Normal wear and tear is acceptable to us resulting from normal and modest uses. However, for all items damaged because of uses beyond normal and modest uses or that become unaccounted for, renters pay for the repairs/replacements. No furniture, appliances, tools, equipment or fixtures left in our home become the property of the renters or of anyone else except the owners, or disposed of in any manner except by the owners or by the renters after written permission from the owners. If you no longer need an item we left in our home or you find any item of value in our home that is not on the list, you are required to promptly notify us via email, mail or fax as to what the item is and for us to come and pick it up. It may take us as much as 30 days to pick up an item, and you are responsible for it until we can pick it up or have it picked up, or permit you in writing to deliver to us or someone else as mutually agreed upon, sell, give away or throw away the item. Once an item is picked up, we won't bring it back again, and no item picked up will impact the rent. If it is an item that we left in our home for you to use, you must return it to us in at least as good of condition as it was when you occupied the home, less any normal wear and tear from your normal use.

Previous Occupants & Our Rental Philosophy - The previous occupants of our Alamogordo home was a small military family, and of no personal relationship to us. They contracted for our home for 3 years but now have moved overseas because of deployment orders (our previous renters to them were medical professionals). WHAT KIND OF OWNERS WERE WE TO OUR RENTERS? During their occupancy of our Alamogordo home to date, we never bothered them with even a single inspection of our home (we will fully inspect before they leave). Our general leasing philosophy is that we don't like to bother our renters (as most people take great pride in their home and take good care of the property) - unless we believe we have good reason to inspect our home or take some other action (e.g. because of an excessive, unusual or intentional-damage number or type of repair complaints, City complaints, or other unusual activity, and certainly we may require access to our home for our maintenance and repairs and inspection of maintenance and repairs done by contractors). Having been renters ourselves much of our lives, we know how very good renters appreciate minimal bother from their landlords. While we never inspected these renters because our general philosophy is to not bother people we believe are taking good care of our property, please note that this is in no way a promise that we won't inspect our home in the case of other renters. Take good care of our property, and our bothering you about home inspections will much more likely be nonexistent or at least minimal. Another factor is that we screen all applicants; which also helps protect you from living in a home where the previous renters did not take good care of the property.
           INTERESTED IN OUR HOME? PLEASE LET US KNOW RIGHT AWAY AND AVOID THE PROPERTY MANAGER SITUATION: Please note that currently we do not have a property manager and don't intend to hire one again. Heed the experience of previous renters: They called us prior to us hiring a property manager based on our own "For Rent" sign, but failed to follow up with us to view or lease our home. Unfortunately, unknown to them, when they called us again a few days later to try to lease our home, it was shortly after we had hired a property manager (because we lived in Albuquerque, NM, and could not usually immediately show our home in Alamogordo when the many prospective renters called). The result was that because we had contracted to a property manager, we no longer were in a position to negotiate with them for a smaller rental amount or other issues (e.g. pets, business use). The result was that they ended up paying a higher rent as well as seriously risking not getting our home at all because of the interest of others in it (who did view our home) but who acted even slower than they did (and who also expressed regrets for losing out - some very upset!). Word of advice: Should you be interested in our home - please act immediately to explicitly show us your sincere interest by providing us your Rental Application Form (we evaluate rental prospects on the order we receive the RAF) before someone else leases our home as you are not the only one who appreciates the many great advantages, features and amenities of our Alamogordo home and its modest rent, or we may again be forced to list it with an Alamogordo, NM, property manager and our hands are tied again, or we decide to sell it or take it off the market. IF you are considering renting any Alamogordo, NM, home from any property manager, the owner will more likely charge you more rent and be less negotiable on rent (and on pets, business use, etc.) because typically property owners with property managers pass on their high PM fees to renters in the form of higher rents (furthermore, property managers hire their own repair people usually resulting in much more expensive (and often shoddy) repairs - costs also typically passed on to renters as future rent increases). Worse yet, according to major Alamogordo, NM, property managers, a standard Alamogordo property manager practice is to lend out rental home keys to prospective renters and to NOT accompany them to the viewing of the property! This means that a criminal 'prospective renter' can easily secretly make copies of the keys and return to the home at any time later when it is rented (unless all locks are actually changed - not just lied about being changed). In a recent case, an Alamogordo, NM, 'professional Property Manager' from a major Alamogordo real estate firm lent out home keys to a known convicted felon and daughter whose 'estranged husband' is a meth addict and alcoholic! Consider that with all of the security issues there is today, it is incredible that this 1950s-era naive lending-of-keys practice is still permitted to legally exist in Alamogordo, New Mexico! Furthermore, while we don't know how extensive this property manager practice is, these types of property managers may be the very same people you would also be entrusting your very private and personal data to, and which their real estate agency employers may likely sell or provide to their "global partners"!

RENT & DEPOSIT AMOUNTS & UTILITIES: Please contact us by email (wizguru@jjwill.com), or by telephone at 505-321-1034 (cellphone) for scheduling viewing, questions, suggestions and/or comments. Currently, in Alamogordo, NM, large 4-bedroom homes in our primo location are rare (if you can find even one other decent large 4-bedroom Alamogordo home to rent!) - ours is truly unique because of all of its great features described above. The current rental market in ALL of Alamogordo - including some very undesirable areas - for all 4-bedroom homes is about $900 - $1,700* per month - verify for yourself (very few in primo locations). Our rent** is well within the military BAH allowance (Alamogordo, NM / Holloman AFB, NM area) for most ranks (For 1-year lease; higher rent if lease is for a shorter period***; compare to other quality, large 4-bedroom homes in the Buena Vista Elementary School District and near NMSU; Security Deposit equals the rent in most rentals we checked but less with us). Minimum first Rental Agreement Term is 3 months and maximum is 1 year (Note: For good Tenant(s), future rent increase, if any, resulting from the expiration and then renewal of a new Rental Agreement will be limited to being small at most as described in the Rental Agreement, which assures that IF there is a rental increase at renewal of lease (there may not be), it will be relatively low and reasonable - beware of landlords who refuse to provide you written assurances about future rent increases as some of these will gouge you big time in subsequent lease renewals; after the expiration of your first rental term, we will seriously consider Rental Agreement of 2-5 years if you want more than 1 year). We will also seriously consider a Lease-With-Option-To-Buy agreement. We sincerely want to work with you to try to get you into our Alamogordo home. Unlike many landlords, some pets are OK, and some (but not all) of the OK pets require a nonrefundable Pet Deposit of $150 per pet. And unlike many landlords, with us some home-based businesses are also OK, as well as some above-ground swimming pools and some RVs/trailers (prior approval by us for pets, home business use, swimming pools and heavier vehicles (e.g. some RVs and trailers) are required). Renter pays all of his/her utilities (gas, electricity, water and trash pickup are all required, and phone service, TV service, Internet service and any other service if desired). AREA RENTAL COMPARISONS: We compared the monthly cost per estimated square foot of 10 other 4-bedroom homes being offered in the Alamogordo area. Our home comes to about 45 cents per square foot per month ($1000/2,200 = 0.4545). All of the other 4-bedroom homes - few in the Buena Vista Elementary School District or near NMSU and major medical facilities - are higher cost - some ALMOST DOUBLE our rent!

SECURITY DEPOSIT & FIRST MONTH'S RENT: The Security Deposit is 75% of one month's rent (50% if Principal Applicant is active military). Security Deposit may be paid for all at once or in two separate equal payments over first two months, first payment due at time of signing the Rental Agreement. Short of money? We will seriously consider (but are under no obligation to accept) items of value to us instead of cash in trade for part or all of your first month's rent. For the types of items we are looking for, see => www.techzonics.com (mostly small electronic parts, computers, industrial and scientific parts and equipment) as part or full payment for your first month's rent. You must first describe in detail to us in writing what items you own and wish us to apply towards your first month's rent, and you must receive back from us in writing stating that we accept your items and the value they are to us (we are willing to negotiate on item value of items of interest to us, and final acceptance decision of this trade occurs within 30 days after we receive the items). At the signing of the Rental Agreement form, you must provide us all of the agreed upon items in the quantity and quality agreed upon and the cash balance of first month rent, if any, that is not covered by the mutually agreed upon value of your items of trade. This trade offer does not apply to the Security Deposit - only to the first month's rent.
           ***LEASES FOR LESS THAN ONE YEAR (sub-year leases): Some folks don't need a home for an entire year (e.g. people involved in movie making, building contractors, students, Military TDY, people building their own homes, winter vacationers, vacationers, business people, scientific and other research projects personnel, balloon fiesta, medical care patients or professionals, etc.). We can rent for as short as a 3-month period (your actual stay can be less than 3 months, but 3 months of rent is the least amount of rent we will accept for any one stay ). Just like in the motel business but to a less degree, if the contracted-for lease period is less than one year, than your monthly rent will of course be more than the monthly rent for a 1-year lease stated above. We increase the monthly rent by 12% (0.12) for each month the lease is for that is less than 12 months. For example, if you need our home for 8 months then the amount of your monthly rent will be 1.48 times that stated above (1.0 + [12-8] x 0.12) for each and every month - but this is still much cheaper than local motel rates plus you get far more room, parking and privacy than motels usually provide, and your location is great! If you are repeat short term renters or come with especially high recommendations, and we consider you to be very good renters, then we can lower your rent more towards the current 1-year rate above, and we will even consider reserving our home for you for your next stay(s) for a modest fee. Security Deposit will also be based upon the amount of rent (based on rent calculation of this paragraph) and with the same percentages applied to 1-year renters (previous paragraph), and all provisions of the Rental Application and Rental Agreement will also fully apply unless explicitly excepted to in writing by the owners or prohibited by law, and you must come highly recommended, preferably from previous landlords you rented from who were not related to you.

RENTAL PROCESS IS AS SIMPLE AS 1, 2, 3: Before you can lease our Alamogordo home and move in as our renter(s), there are a few simple and fairly standard steps for renters of residential property in New Mexico that must first be completed (please do NOT send us any money or attempt to move in until this process is successfully completed, and please note that we do not discriminate based on race, ethnicity, religion, age, gender, disability, family situation, or in any other way not permitted by law):
           (1) VIEW OUR ALAMOGORDO, NM, HOME: You must make an appointment to view our home. We will not rent our home to anyone sight unseen. This viewing by you also gives us all a chance to meet each other. Please note that we usually require identity verification before we can schedule anyone to view our home. The RENTAL APPLICATION FORM (does not obligate you to rent, see below) is usually adequate, and we highly encourage you to obtain and provide us this Form first to establish your sincerity. If you do not provide us your RENTAL APPLICATION FORM, we may require a $150 deposit from you first (payable by Western Union or U.S. Postal money order) before driving all the way to Alamogordo for us to show you our home ($150 will be fully refunded to you if you make your scheduled appointment and view our Alamogordo home for at least one hour). In certain cases, we may require additional identity verification, such as a copy of your driver's license, last rental/mortgage payment, and/or utility bill, which you can fax or mail to us upon our request. We may refuse without liability to allow anyone to view or rent our home if we cannot verify his/her identity or sincerity to our satisfaction or we feel unsafe with him/her.

NOTE: We may ask someone other than ourselves to open up our Alamogordo home for your viewing. However, unless this person provides you documented proof that he/she is a licensed New Mexico real estate agent, you must refer all of your questions relating to our Alamogordo property solely and directly to John or Laurie Williams (by phone, email or regular mail is OK) - only John or Laurie Williams or a licensed real estate agent acting on our behalf can make representations about our Alamogordo property.

VIEWING: Please email us (wizguru@jjwill.com) with your basic information: Name, and current address, phone number(s), occupation and employer of all adults who will live in the home if you rent our home. At time of viewing, you may be required to provide your drivers license for identification. We are generally in Alamogordo about every two weeks, and we would love to schedule you for a viewing during any of our visits. We can also usually make ourselves available in a special trip to show you our home in between our usual visits for those who have read this webpage, at least viewed our home from the outside, are in a rush to move in, and have provided us your Rental Application form. If you wish to send us an email, card or letter (ATTN: John or Laurie or to our Property Manager (none at this time); if email, put in SUBJECT Line: "Alamogordo home lease inquiry") asking us to contact you for these expected visit dates, please do so, and when we schedule them, we will make a reasonable effort to reach you. Our home will be clean and unoccupied, and ready for you to move into it within days of our approval!

           (2) RENTAL APPLICATION FORM (does not obligate you to rent) ( RENTAL APPLICATION) (or call or email us for this form): This form is for us to get to know you better and to determine whether or not you are likely to be good tenants. Again, the Rental Application form neither legally obligates you to lease our home nor legally obligates us to lease our home to you (only the Rental Agreement form obligates both you and us). The information about you that the Rental Application form provides us and authorizes us to obtain is pretty much the same standard information that any property manager requires. This Form is a legal document that gives us your permission to do the necessary background checks on your credit history (no credit check credit report required in some cases, see below), prior rental/mortgage experience, employment history, and your character to assure us that you will take good care of our property, reliably pay your rents on time, and we know who and what will occupy our property (Understandably, people don't like to disclose personal data, but realistically no one is going to rent to anybody valuable real estate these days without obtaining personal data and checking background with or without the applicant's knowledge or permission (you likely wouldn't either!). Do you prefer to divulge your very private and personal data to a huge, multinational real estate conglomerate with 1,000s of faceless global employees and various unknown 'global partners' (especially since 9/11) which could end up in the hands of criminals, terrorists and hostile governments, or to a semi-retired American electrical engineer (Holloman, AFB and WSMR, retiree) Disabled Veteran and his wife simply trying to find and objectively evaluate qualified renters to rent out their private home? Please note that unlike many corporations, we do NOT sell or trade your personal data. Most people don't realize that if a large corporation compromises or abuses their personal data they will likely never know what really happened or have any kind of real recourse against the corporation - not to mention massive theft losses in recent years of personal data by corporations. Can you even trust big corporations with your personal data at all?). Please note that we cannot approve you if we cannot verify your information, or we can verify it but it is not favorable enough for us to approve you. You do not have to be perfect to be approved, but that in our view your overall record clearly shows that you are an honest, reliable and responsible person or people. As early as possible - even before you view our home - please download or ask for, complete and return the Rental Application Form because it usually takes us 3-7 work days to evaluate it. The order of which we consider any applicant is based on the order we received his/her completed Rental Application form, and we will offer to rent to the first Applicant we feel is qualified - please request this Form today! Please note that this Form is valid for 30 calendar days from the time that we received AND evaluated it. If you let your Rental Application form expire, you cancel it, or if you made a substantial error on this Form or your situation has substantially changed, then you must submit a fresh new Rental Application form to us to be reconsidered.
                     NO CREDIT REPORT CREDIT CHECK REQUIRED (some cases): Homes are extremely valuable assets to home owners, therefore very few home owners will rent their home without a good background check of prospective tenants, which usually requires reviewing the credit report, as we may require but don't like to do. We require that the ability to pay the rent during the lease term, the history of rent paying, the history of taking care of previous homes the applicant(s) lived in, and any criminal history the applicant(s) may have, must all be fully disclosed, independently verifiable and acceptable to us. We do not require that applicants be perfect, but they must be acceptable to us in these areas. If the applicant(s) can be fully independently verified in all of these areas without a credit report - especially if the applicant(s) has a provable security clearance of Secret or above and/or is willing to provide us post-dated checks for the last 11 months of the lease (plus proof of bank account; post-dated check is not acceptable for first month's rent) - we usually waive the credit report. In lieu of (but sometimes in addition to) a credit report, we may require other proofs, including (but not necessarily limited to) copies of utility bills, drivers license, car registration, bank, deposit and credit card statements (blacken out all but last 4 digits of bank account and credit card #s), payment stubs, and/or Schedule E of Form 1040 (self-employed applicant(s)). Please note that in all cases where the Applicant requests a Lease with Option to Buy, we require a credit report.

           (3) RENTAL AGREEMENT FORM ( RENTAL AGREEMENT) ( PROPERTY-LEFT-WITH-RENTAL) (or call or email us for these forms): The Rental Agreement Form is a required written legal leasing contract between us for you to lease our home for the stated period of time, for the stated monthly rent and deposit, and under the stated conditions. Should we approve you based on your Rental Application Form, we will then provide you our Rental Agreement Form. If we provide you our Rental Agreement Form, you have 7 calendar days from your receipt of this Form to return this Form to us properly completed, signed and dated with the rent and deposit(s). If we do not receive your properly completed Rental Agreement Form within this 7 day period, then this Form is automatically null and void, and we will then process this Form from the next qualified applicant. If you then wish to be provided another Rental Agreement Form, you must request it in writing, and upon receipt of it by us, we will queue you in behind all other Applicants who have submitted the completed Form before our receipt of your completed Form. Once the Rental Agreement Form is signed by all of us, based on the mutually-agreed upon moving-in date, our receipt of the rent and deposit(s), and your transfer of all utilities to your name, we hand you the keys and you can then move in and enjoy our home as good renters. Please note that we can neither hold our Alamogordo home for anyone nor promise our home to anyone without a signed and returned Rental Agreement first.

           (4) LEASE WITH OPTION TO BUY FORM ( LEASE WITH OPTION TO BUY AGREEMENT) (or call or email us for this form): The Lease with Option to Buy Agreement Form is a written legal form required only if you want to lease our home with the exclusive right to later buy our home SHOULD YOU CHOOSE TO BUY IT. Lease with Option to Buy is a smart move for many home buyers. You know that buying a home outright (putting yourself $100,000s in debt on a gamble!) is like buying a pig-in-a-poke - no matter how much you think you like the home during your viewings. Because, once living in it, you may discover expensive or annoying problems with your new home. All real estate properties are very complex - with so many factors, features, amenities, etc. - that it can be mind boggling to try to consider everything at once - many important factors you can't even experience without actually living on the property for some time. Even new houses can have hidden defects and use shoddy materials and construction shortcuts (not to mention all of the landscaping, drapes, etc. you'll likely have to do). However, when you live in a home using Lease with Option to Buy, you will actually live in and experience your new home and then and only then you will know just how much you really like your home, and be certain that it is what you want to buy. Many home sellers don't offer Lease with Option to Buy because they know that if you really knew what was going on with their home you would never buy it. We offer Lease with Option to Buy because we are totally confident you will love our home, and once living in it, you will love it even more just like we do, and you will buy it. And unlike virtually all of the few landlords who also offer Lease with Option to Buy, interest accrues for you on your Option Fee with us, which is also applied to your purchase of our property. FREE TUTORIAL ON HOME RENTING - THE SMART WAY TO RENT A HOME: Homes are both very expensive and complex. Many people when they rent even big-ticket items are often more swayed by clever sales talk (typical of many real estate agents and investor landlords), glib promises, prejudices, first impressions, last impressions, gut reactions, the mood they are in at the time, relatively minor things they like or dislike blown out of proportion, and even irrelevant matters than they are about the true cost effectiveness of their expensive decision. The result is that they waste a lot of their money and can spend months - even years - regretting costly mistakes.
          There is a much better way to rent big ticket Items. It's called "Value Engineering" or VE, and it is simple, more objective, logical, concise and much more accurate to apply (you can VE by hand or on a computer using Excel or some other program):
               (1) Draw a vertical line in the middle of a blank sheet of paper. Label the top of left column, "Advantages," and right column, "Disadvantages." At the top of the sheet, write the address of the viewed home, viewing date, owner's phone #, etc.
               (2) In the left column, list all of the Advantages of the viewed home. Next to each Advantage, list the dollar amount that Advantage means to you (the dollar amount should include all factors such as actual dollar amount, likely cost savings, time savings, convenience, comfort, quality, quantity, uniqueness, eye appeal, etc.). If this dollar figure differs from that of your spouse or other family member, combine them in a way suitable to you. Be realistic. For example, if you love to play golf but living near medical facilities is critical to you and your family - minutes can mean life or death - homes near medical facilities should score much higher than golf course homes.
               (3) In the right column, list all of the Disadvantages of the home, and next to each Disadvantage, list the dollar amount that Disadvantage means to you. Again, be realistic. For example, if you dislike the curtains in Home A and the neighbors of Home B, dealing with curtains is much easier and safer than dealing with bad neighbors. Don't get hung up on small, simple, less risky stuff.
               (4) Add up each column, then subtract the right (Disadvantages) column from the left (Advantages) column for your Result.
               (5) Do this for every home you viewed that you are seriously considering, and at the end of your effort more than likely the home with the greatest positive Result score will be the best home for you and your family. If you end up with multiple homes with close results, then redo and fine-tune your analysis. If an important but changeable feature in a home is heavily impacting its score with you, call/email the owner/landlord to try to get the change made, then re-evaluate it if you succeed.
          By using Value Engineering, you hone your mind onto what are really important to you and your family and take into properly weighted considerations most or all of the important factors, features and amenities relevant to each home. You might also consider a Lease with Option to Buy deal, especially what we offer (more below).

PREFER A HOME WITH TWO-CAR GARAGE? While our home lacks a 2-car garage (has a carport), it has a 500 sqft covered and enclosed back porch (not counted in our 2,200 sqft). While you can't park a vehicle in the back porch, it should meet all of your other garage-type shop, storage, and recreational needs + more. See below for details.

EVAPORATIVE AIR CONDITIONING vs REFRIGRERATED AIR CONDITIONING: Like most Alamogordo homes, our home has central air evaporative cooling ("swamp cooler") and central heating. But unlike most Alamogordo homes, our home also has major energy cost-saving features (details below). While refrigerated air conditioning works good in humid climates, in dry climates - Alamogordo, NM - swamp coolers are much more efficient and economical way to cool your home. Swamp coolers use about 1/5 of the electricity as refrigerated air conditioning, and when used in conjunction with our many overhead fans, roof turbines and additional eaves vents, is even much more economical to run than homes which lack these extras. Electric costs are now high and soaring. When you rent a single-family home, you also usually pay all of the utilities. These days, few can afford to waste their money on ultra-high electricity bills. Our rent is reasonable and your utility costs in our home should also be reasonable. In our home, your monthly rent + utility costs should be much cheaper than for the same-size home with cheaper rent but high utilities (including pitched-roof homes with no/few and/or small roof turbines and ceiling fans). And we have a great handyman in Alamogordo who summerizes and winterizes our home, maintains, and makes any required repair or adjustment in our evaporative cooling system - all at landlord expense.


Our property is in very good condition and needs no significant work we know of. All work on our property is done by our regular home repairman in Alamogordo, by us (the property owners), or by other contractors we have prior written agreement with. No one else is authorized to make repairs on our Alamogordo property. If you see repairs that need to be made on our property which you wish to notify us about for free, please call us at 505-321-1034, but be advised that we do NOT authorize any repairs without a PRIOR WRITTEN AGREEMENT first and without our regular home contractor being notified about the needed repair second. There appears to be a home repair scam in Alamogordo area where property owners of rental properties are called by a "contractor" who notifies them that a repair is urgently needed, which he claims he can quickly do with some left-over materials from his previous job. For us to consider you for any work on our home, you must first submit a free written bid, and we must then authorize you in writing to do the work for no more than your written estimated amount.
