NOTE-3: Landlords may end this Rent Offer, and if they do end it or already have ended it, Landlords reserve the the right to ignore all previous Rent offers and bids they choose to ignore, whether active or expired, and then provide a new Rent Offer(s) if Landlords choose to, all without prior notice by or liability to Landlords, if:

(D) For any reason whatsoever Owners have not received 100% of all Rental Deposits and First Month's rent from an approved Renter at the signing of the Rental Agreement, or the Owners have not received the properly completed Rental Agreement within 15 days of the Owners notifying the approved Renter; or
(E) Owners believe that whatever caused this Rent Offer to end is no longer enough of a reason to cause Owners not to provide a new Rent Offer.
NOTE-4: Landlords may cancel, change, or reinstate the provisions of this Rent Offer at any time they choose without prior notice by or liability to Landlords; none of these actions will affect any current written agreements that predate the action.
NOTE-5: Renter cannot move into the property prior to Rental Agreement signing by all parties and Landlords receive full payment for all deposits and first month's cleared rent.

Our Opinion (Based on our Knowledge, Experience): WATCH OUT FOR REAL ESTATE PROPERTY MANAGERS!
          NOTE: We are not saying that all Alamogordo Property Managers and Corporate Landlords are bad, only that every single one we have contracted with in the past was very bad; we are no longer contracted with any of them. Renting a home in Alamogordo? You want a great home for a reasonable rent. Real Estate Property Managers are typically paid 10% of the rent each month to "manage" the property, PLUS many clearly get extra money from kickbacks and special favors by their family members and friends who are into doing property repairs that Property Managers typically demand Owners to make. Often repairs that are not needed, grossly overpriced, poorly done, and/or often must be redone. The big jobs which profit Property Managers the most are usually very disruptive to renter's peace and quiet. Always keep in mind that many Property Managers are interested only in what makes them richer in the long term, and they will eagerly rip-off home Owners using many different tactics and strategies. As a renter, if Property Manager-caused disruptions are not disruptive enough for you, you may say, 'So what, I am just renting.' Always keep in mind that no matter who you rent from, home Owners mostly base their rents on the costs of their rental home repairs and upgrades plus property taxes plus home insurance. That means when home Owners are stuck with frequent and costly Property Manager-demanded repairs and upgrades, expect a hefty rent increase next Rental Agreement renewal, plus the Owner will likely hassle YOU over the costs and has more excuses to blame some repairs on you and return less of your Deposit. Not only that, but one way or the other YOU will end up paying the 10% Property Manager fee - even if no repairs/upgrades are required - why intelligent home renters insist on no Property Managers. Not only that, most Property Managers we run into love to snoop on their renters. Not only that, Real Estate firms provide YOUR personal and private info to their so-called, "Global Partners" or "Affiliates" (ie: anyone who will pay them for your info), thereby endangering YOU and YOUR FAMILY. Home security is also a big problem with Property Managers - who knows all of who accessed their lockbox and copied your key or lent your key to a criminal friend or family member. In contrast, we maintain strict confidentiality with your info, and are very protective of your key.
          If you are considering an Alamogordo Property Manager, the #1 question to ask him/her IN WRITING and require a clear denial from him/her: "Regarding me/us or my/our transactions with you, do YOU have any conflicts of interest?" If the Property Manager does not immediately respond IN WRITING and clearly state that he/she has no "conflicts of interest" (not just, "conflicts" or "interest" alone), run for the door as fast as you can!
          As a renter, you have little control over property taxes and insurance costs, but you usually do have great control over property repairs and upgrades. To save yourself a ton of money: (1) Do NOT rent a home with a Property Manager - period!, (2) Only ask for work to be done when there are issues of: (A) Safety, (B) Security, or (C) Risk of increased costly damage in the future if repair is not made (eg: leaks, wind damage). If you can safely and competently make repairs yourself then do them yourself; if they are costly or time-consuming, and the damage was not caused by intention or negligence by you or by someone or something you allowed in the home, ask the Owners to pay for the materials, and possibly reasonable amounts for your labor. Alamogordo Property Managers won't let home Owners repair their own homes, much less renters, so with them, repair costs - even if honestly assessed - are typically much higher than in homes without Property Managers. We tell our renters: Keep the home in very good condition limited to normal wear and tear and you will likely benefit from substantially lower rent increases (if any) and Owner hassle, and you will also likely recoup your full damage deposit (less the standard professional cleaning cost after you move). We gladly give our good renters excellent future recommendations relevant to new housing, jobs and security clearances.
          Crooked Property Managers conspire with each other and with others, especially in towns and small cities where they formed self-serving cliques. Everything Property Managers tell you must be taken with greatest skepticism. Your home is likely the most costly item you will ever rent in your lifetime, so as a wise home Renter, YOU make the effort to view all Property Manager-ignored and Property Manager-badmouthed homes in your areas of interest - especially homes rented by their owners and those in better locations - most likely targeted by Property Manager scams so they can con you into paying high rents to their family/friend landlords for inferior housing. We also found a shocking level of Property Manager incompetence, laziness and recklessness. Just as intelligent buyers skip the middleman by buying their stuff Online, they rent their homes directly from home owners, and pocket their savings.
          Why any Property Owner, or prospective Buyer or Renter would sign a modern day Realtor, Property Manager or Corporate Landlord contract is a total mystery to us. Just read their contract provisions! The Real Estate company gets paid a large amount for promising you little or nothing. You are responsible for all errors, mistakes, negligence and intentional actions which damage you, your property or anyone or anything else - even if the Realtor, Property Manager or Corporate Landlord is 100% at fault! You will even likely have to pay ALL of the Real Estate company's or Corporate Landlord's legal fees and costs when they totally or at least mostly caused the problem. If you are the Owner, you virtually make the Real Estate company the new owner; they then often grants unrestricted access to your Property to everyone it wants to and rents it to anyone they choose - you can't even put a nail in your own fence without its permission. There is no dollar limit as to what you may end up paying if you sign any of these contracts!
          If you run into an Alamogordo Property Manager badmouthing our property or some other Alamogordo owner-sold or great-location property, please email us the details. Be as complete as you can, and if possible, provide documentation. You may be anonymous if you wish, but please be 100% truthful. Send to us: John and Laurie Williams, P.O.           MANY SMALL TOWN REALTORS DO NOT REALLY COMPETE: Many of Alamogordo's Realtors own and/or work for more than one Real Estate company. And many have secret agreements between each other. So, if you go to Real Estate Company "B" for a second opinion to verify something at Real Estate Company "A" told you, do not be suprised if "B" is in total or near total agreement with "A". Unless a second opinion is confirmed to be totally independent of the first opinion, it is worthless at best and dangerous at worse.
          YOU CANNOT TRUST A REALTOR'S OPINION: Not only do Realtors have the usual biases, agendas and undue influences from their friends, families and profit motives as many other professionals have, but some of their opinions are so out of touch with what is important to their clients, that they are certifiably crazy. Keep in mind that while you may be paying for the Realtor, many Realtors only work for their own self-interest. Their loyalty to YOU is at or near zero. We just came back from Alamogordo after meeting with an Alamogordo Realtor, who is also an owner of a major Real Estate company. Here is what this Realtor told us, relevant to our discussion about appraising home values:
                   (1) Alamogordo is broken down into neighborhoods. He told us that every single home in an Alamogordo neighborhood is considered to be in the exact same location. We asked him, 'You are saying that if a home is beach-front property, it is of the same value as a home in the same neighborhood located blocks away'. He crazily replied, 'No, the beach-front property is worth LESS because it can be hit by a hurricane'. THE REAL WORLD: Location WITHIN a neighborhood is very important to most home buyers and renters. It can be because the next door neighbors live in more prestigious homes, thereby jacking up the value of the home for sale/rent. It could also be because the nearness of a relative, friend or business to the home. For example, our home is located across Indian Wells from a new, big Walmart, and about a half mile from the Regional Hospital. Some people shop at Walmart frequently. And/or have many medical procedures. The constant driving several extra blocks several times per week really adds up. And what if your child, elder or disabled person needs emergency meds late at night and in the dead of winter - then the much closer location of our home to the Regional Hospital and to the Walmart are huge, even critical, advantages because minutes in a crisis often means the difference between the amount of suffering and even death. You do NOT want to live 6 more blocks back in the "same neighborhood" (as defined by your Realtor).
                   (2) He also insanely stated that if you have the same 20-year roof for 20+ years that does not leak, and decide to have your home re-roofed with a new 30-year roof (as we did), you have not increased the value of your home, because the only thing Alamogordo home appraisers care about (according to him), is that your roof does not leak - not how old it is. THE REAL WORLD: No one wants to pay about $15,000 just one month or even one year from moving in to replace the roof because it finally wears out. A new 30-year roof is a huge savings.
                   (3) He also insanely stated that if your driveway parks only one car at a 60-degree angle, it is of the same value as a big near-level circular driveway that parks up to about 7 cars and you don't have to back out onto the street (as our driveway does). THE REAL WORLD: Most people drive a lot. Most people have family and friends over. Many people have more than one vehicle. The comfort and convenience of a big, near-level circular driveway cannot be overstated. Even a necessity for some.
                   (4) He also insanely implied that having many ceiling fans, roof turbines and many under-eaves vents add no value to your home (our home has all of these). THE REAL WORLD: Whether you are buying or renting, YOU end up paying dearly for all the hot air that gets stuck in the attic if there are no or one turbines and under-eaves vents are none or few. Turbines and vents flush out the hot air with cooler air, which saves the owner or renter a lot of money in his/her utilities. Ceiling fans help better circulate and distribute air within a room or area, thereby minimizing hot and cold spots and helping in evaporation cooling.

Realtors make their money from their commissions, PLUS many clearly get money from kickbacks, history/promises of repeat business, and other special favors by their family members and friends who are mostly home flippers and/or landlords. THESE REALTORS VERY SELDOM SHOW THEIR BUYER CLIENTS THE BEST HOMES FOR THE DOLLAR FOR SALE - THE BEST HOMES THEY RESERVE FOR THEIR FLIPPER/LANDLORD RELATIVES/FRIENDS - BUT SHOW THEIR CLIENTS ONLY LESSER HOMES REJECTED BY THEIR FRIENDS/RELATIVES. YOU MUST FIND THE HIDDEN TREASURES ON YOUR OWN! Keep in mind that many Realtors are interested only in what makes them richer in the long term, and they will eagerly rip-off both Buyers and Sellers alike using many different tactics and strategies. Crooked Realtors conspire with each other and with others, especially in towns and small cities where they formed self-serving cliques. Everything Realtors tell you must be taken with greatest skepticism. Your home is likely the most costly item you will ever buy in your lifetime, so as a wise home Buyer, YOU make the effort to view all Realtor-ignored and Realtor-badmouthed homes in your areas of interest - especially homes sold by their owners and underpriced homes in better locations. Corrupt Realtors target the best homes to be ignored and defamed so these homes are seldom viewed to further pressure their owners into greatly reducing the homes prices to the point that their home prices are at the steal level, at which time their flipper/landlord relative and friend buys them - theft of equity. After all, "Location, Location, Location" is the Realtor's mantra as the top three factors in home pricing. You can always paint a wall or replace a cabinet, but you can never change a home's location. Do not let Realtors cost you dearly by conning you into not looking at Alamogordo's hidden treasures. Also keep in mind, even for 100% honest and decent Realtors, one way or the other YOU will end up paying their 7% commission - yet another reason why most intelligent home Buyers never contact Realtors in the first place. Also, big Real Estate firms provide YOUR personal and private info to their so-called, "Global Partners" and/or "Affiliates" (ie: anyone who will pay them for your info), thereby endangering YOU and YOUR FAMILY - especially if you are in the military. Home security is also a big problem with Realtors - who knows all of who accessed their lockbox and copied your key or lent your key to a criminal friend or family member. In contrast, we maintain strict confidentiality with your info, and are very protective of your key. We also found a shocking level of Realtor incompetence, laziness and recklessness. Just as intelligent buyers skip the middleman by buying their stuff Online, they buy their homes directly from home owners, and pocket their savings.
          If you are considering an Alamogordo Realtor, the #1 question to ask him/her IN WRITING and require a clear denial from him/her: "Regarding me/us or my/our transactions with you, do YOU have any conflicts of interest?" If the Realtor does not immediately respond IN WRITING and clearly state that he/she has no "conflicts of interest" (not just, "conflicts" or "interest" alone), run for the door as fast as you can!
          Why any Property Owner, or prospective Buyer or Renter would sign a modern day Realtor, Property Manager or Corporate Landlord contract is a total mystery to us. Just read their contract provisions! The Real Estate company gets paid a large amount for promising you little or nothing. You are responsible for all errors, mistakes, negligence and intentional actions which damage you, your property or anyone or anything else - even if the Realtor, Property Manager or Corporate Landlord is 100% at fault! You will even likely have to pay ALL of the Real Estate company's or Corporate Landlord's legal fees and costs when they totally or at least mostly caused the problem. If you are the Owner, you virtually make the Real Estate company the new owner; they then often grant unrestricted access to your Property to everyone it wants to and rents or sells it to anyone they choose - you can't even put a nail in your own fence without its permission. There is no upper dollar limit as to what you are contracting to pay for!
          If you run into an Alamogordo Realtor badmouthing our property or some other Alamogordo owner-sold or great-location property, please email us the details.           YOU CANNOT TRUST A REALTOR'S OPINION: Not only do Realtors have the usual biases, agendas and undue influences from their friends, families and profit motives as many other professionals have, but some of their opinions are so out of touch with what is important to their clients, that they are certifiably crazy. Keep in mind that while you may be paying for the Realtor, many Realtors only work for their own self-interest. Their loyalty to YOU is at or near zero. We just came back from Alamogordo after meeting with an Alamogordo Realtor, who is also an owner of a major Real Estate company. Here is what this Realtor told us, relevant to our discussion about appraising home values:
                   (1) Alamogordo is broken down into neighborhoods. He told us that every single home in an Alamogordo neighborhood is considered to be in the exact same location. We asked him, 'You are saying that if a home is beach-front property, it is of the same value as a home in the same neighborhood located blocks away'. He crazily replied, 'No, the beach-front property is worth LESS because it can be hit by a hurricane'. THE REAL WORLD: Location WITHIN a neighborhood is very important to most home buyers and renters. It can be because the next door neighbors live in more prestigious homes, thereby jacking up the value of the home for sale/rent. It could also be because the nearness of a relative, friend or business to the home. For example, our home is located across Indian Wells from a new, big Walmart, and about a half mile from the Regional Hospital. Some people shop at Walmart frequently. And/or have many medical procedures. The constant driving several extra blocks several times per week really adds up. And what if your child, elder or disabled person needs emergency meds late at night and in the dead of winter - then the much closer location of our home to the Regional Hospital and to the Walmart are huge, even critical, advantages because minutes in a crisis often means the difference between the amount of suffering and even death. You do NOT want to live 6 more blocks back in the "same neighborhood" (as defined by your Realtor).
                   (2) He also insanely stated that if you have the same 20-year roof for 20+ years that does not leak, and decide to have your home re-roofed with a new 30-year roof (as we did), you have not increased the value of your home, because the only thing Alamogordo home appraisers care about (according to him), is that your roof does not leak - not how old it is. THE REAL WORLD: No one wants to pay about $15,000 just one month or even one year from moving in to replace the roof because it finally wears out. A new 30-year roof is a huge savings.
                   (3) He also insanely stated that if your driveway parks only one car at a 60-degree angle, it is of the same value as a big near-level circular driveway that parks up to about 7 cars and you don't have to back out onto the street (as our driveway does). THE REAL WORLD: Most people drive a lot. Most people have family and friends over. Many people have more than one vehicle. The comfort and convenience of a big, near-level circular driveway cannot be overstated. Even a necessity for some.
                   (4) He also insanely implied that having many ceiling fans, roof turbines and many under-eaves vents add no value to your home (our home has all of these). THE REAL WORLD: Whether you are buying or renting, YOU end up paying dearly for all the hot air that gets stuck in the attic if there are no or one turbines and under-eaves vents are none or few. Turbines and vents flush out the hot air with cooler air, which saves the owner or renter a lot of money in his/her utilities. Ceiling fans help better circulate and distribute air within a room or area, thereby minimizing hot and cold spots and helping in evaporation cooling.

CURB APPEAL: We live in Albuquerque and go to Alamogordo once every few weeks. While we are not in Alamogordo, things like leaves and debris can blow onto the driveway or carport and area-wide fast growing weeds can sprout. Before renters (or buyers) move in, we always do a final cleanup both outside and inside (we have some items inside for our comfort when we come to Alamogordo, which we will remove in 3-4 days for immediate occupancy). HOME VALUE COMPARISON: Decent 4-bedroom homes for rent in the Alamogordo area are scarce. A recent search of 4-Bedroom Alamogordo homes shows that 80+% of still-available and recently-available 4-Bedroom Alamogordo homes rent at a higher rent than our home does - most of these rent above $1,500/mnth, and most are poorly located, are smaller is size, do not allow any pets, and/or do not allow any home business use of their properties! Our home comes to only 41 cents per square foot per month ($900/2,200 = 0.41). ACT NOW or risk losing this great opportunity - last time we rented our home, we rented it for 3 years! The rent of our home, based on the Alamogordo market for (rare) nice 4-bedroom homes in good locations is $1,250+, our rent is now at a real bargain price.
